* 10 min off road hack to snec (wednesday night jumping, fri training nights, dressage and clinics)
* jumping paddock on grass with a range of sj/working hunter jumps with fillers such as water trays, sacks, gates etc.
* grass dressage arena
* outdoor school with sand and new rubber surface
* indoor school
* trailer/lorry parking
* separate wash bay with hot water
*morris/howe/muirmill all easily accessed from yard (roughly an hour or so)
* CCTV all around yard and owner on site
