Private Family Yard with Track System

Small, peaceful, private family yard has vacancies for up to two horses to join our current 15.1hh older Irish gelding. We have created a horsey haven so the horses can live as natural a life as possible but with all the little luxuries they need!

Immaculately kept post and rail rotated paddocks for 24/7 summer grazing (usually April – October) and brand new fully matted track system for 24/7 turnout during winter months (usually November – March). Our track system has a brand new 24′ x 12′ fully matted field shelter, sand pit for rolling and sleeping, woodchip loafing area, plenty of trees and natural enrichment and an automatic waterer, as well as ad lib haylage (refreshed daily). Our post and railed summer fields are exceptionally well kept, and are fertilised and weed killered annually, with automatic waterers, and rotated throughout the summer.

You’ll have your own large and airy 14′ x 12′ stable for storage and to bring your horse in if/when needed, as well as a large tack room with kettle, fridge and sink, and horse wash down area. Our 45m x 25m floodlit outdoor arena never floods and comes with a set of safety system show jumps. Extensive hacking onto Ashtead and Epsom Commons, with further hacking onto Horton Country Park and Epsom Downs.

Assistance is included Monday – Friday mornings and covers feeding (you to provide feed), rug change or fly mask as necessary, poo picking and haylage (season dependent). Weekends are done on a DIY basis with the morning shift split between the owners.

Owners live on site.

We are looking for kind and caring owners with ponies/horses to match. If you’re laid back and would love a space to enjoy your horse in peace and quiet then we’d love to hear from you. Ideally horses/ponies with no back shoes and ones that are fine with small herd turnout (3-4 horses max).
